As part of a phased modernization of their servicing platform, Fannie Mae is requiring Loan Escrow Event Reporting for FNMA seller/servicer credit unions effective December 1, 2026. Escrow balances will need to be reported daily to Fannie Mae along with each escrow event (deposit and disbursements).
CU*Answers is actively working on a project that will gather this information from CBX to be automatically transmitted via an API to Fannie Mae daily. This is a new process completely separate from the existing loan-level Fannie Mae reporting that happens today. For the Escrow Event Reporting, based on what we’ve gleaned from the Fannie Mae Customer Integration Test Plan document, Fannie Mae is requiring credit unions to use Fannie’s test environment to make sure you can sign in and update their database independent of the automated daily process.
Revised Approach 10/15/26
In order to ensure that the required escrow event information is ready for reporting to Fannie Mae by their December 1 deadline, we are pursuing a manual process where the information is reported via a CSV file. The process will be very similar to the current Fannie Mae LAR reporting (via Tool #304) but will be via a new custom Tool that creates file FNMAESCND containing the appropriate escrow reporting information. As with the LAR process via Tool #304, the file gets downloaded to the PC via Tool #1375 and subsequently uploaded to the Fannie Mae site.
Xtend Mortgage Servicing will be hosting a webinar for the impacted credit unions in November to review the process for creating the CSV file. Stay tuned for more information.
Status as of 10/20/26: PS#68117 is still in process to create the new daily transmission file via API to be implemented at a future date. The custom Tool for creating the CSV file will be available by December 1.
